This 13-acre site presented multiple design challenges to be overcome. An existing cell tower and associated easements, as well as adjacent road right-of-ways consumed a large portion of the site. Stee slopes presented additional limitations to the placement of open area for resident use.

The slope of hte site did provide some benefits, however. Because of the slope of the site, CDA was able to include a "basement" level under several buildings that did not count towards the building height limit. Increasing density at these locations allowed for a higher unit count without impacting usable open area..

Additionally, the tower easements were able to be utilized for passive recreational areas. Active recreation was consolidated at the center of the site at the play field and playground adjacent to the resident clubhouse.
